Local to Kelso
Kelso, the Tweed valley and the estates around it
Kelso is nine miles from our Coldstream workshop, the closest town of any size to our base, and the work there covers almost everything we do. The town has an unusually fine Georgian centre with a large cobbled square and a good deal of listed and conservation-area property, an active commercial and hospitality trade, sizeable residential estates, and around it some of the most productive farmland and largest estates in the Borders.
Where we work in and around Kelso
We work throughout Kelso, the Square, Bridge Street, Roxburgh Street, the Croft and the residential estates, plus the surrounding villages and farms at Sprouston, Ednam, Stichill, Roxburgh, Heiton, Smailholm and out towards Floors and the Tweed and Teviot confluence. The whole TD5 area is ordinary working territory for us.
Getting to Kelso
At nine miles, Kelso is a fifteen to twenty minute run and one of the easiest areas in our diary to schedule. Free quotes supplied.
Property types we know here
Kelso's property mix is wide. There is a substantial body of Georgian and Victorian stone building in and around the Square, much of it listed or in the conservation area, with thick walls, cellars and awkward routing. There is interwar and post-war housing, modern private estates, hotels, shops, pubs and restaurants, agricultural and estate buildings on a considerable scale, and light industrial premises with three-phase supplies.
What Kelso customers call us for
The commonest Kelso jobs are commercial fit-out and maintenance for hospitality and retail, emergency lighting and fire alarm installation and servicing, EICRs for landlords, buyers and holiday lets, rewires and consumer unit upgrades in older stone housing, distribution and machinery work on farms and estates, and a steady flow of EV charger, solar and battery installations for homes, businesses and estate properties.

Local conditions
What we typically find in Kelso property
A Georgian town centre on a river confluence, surrounded by large agricultural holdings, throws up a consistent set of electrical issues.
-
Listed and conservation constraints
Around the Square and Bridge Street, what you can chase, drill or surface-run is restricted. Rewiring listed property needs a route plan and often bespoke containment; discovering that halfway through is expensive.
-
Flood-prone and damp ground floors
Property close to the Tweed and Teviot deals with periodic high water and persistent damp in cellars and ground floors. Sockets and terminations at low level corrode, and insulation resistance drops on the oldest circuits first.
-
Hospitality load creep
Kelso's hotels, pubs and restaurants add catering equipment, refrigeration and heating over the years without revisiting the distribution board. Boards run near capacity, and emergency lighting and fire detection often lag behind the layout changes.
-
Estate and farm installations built in layers
Large holdings around Kelso frequently have distribution added piecemeal across decades: unlabelled boards, mismatched protective devices and submains sized for a previous era of machinery.
-
Older housing without modern protection
A good deal of pre-war stone housing still has boards lacking RCD protection and earthing arrangements that no longer meet current standards, which becomes urgent the moment anyone adds a shower, hob or charger.

Before you call
Kelso electricians: your questions answered
Do you serve Kelso?
Yes. Kelso is nine miles from our Coldstream base and one of the areas we work in most frequently, and have done since 1985.
How fast can you get to Kelso?
Fifteen to twenty minutes. Free quotes supplied.
What does an electrician cost in Kelso?
Every job is quoted individually and the quote is free and fixed before work starts. A listed building rewire and a socket in a modern house are not comparable, so we do not publish a flat rate.
Do you provide emergency electrical cover in Kelso?
Out-of-hours cover is available to existing commercial, industrial and agricultural customers where a failure would stop trading or risk stock.
Can you work on listed buildings around the Square?
Yes. We work regularly in Kelso's conservation area and on listed property, planning cable routes around the fabric rather than through it.
Do you carry out EICRs in Kelso?
Yes: for landlords, holiday lets, buyers and businesses, with a clear report and fixed prices for any remedial work identified.
Are you approved for fire alarm work?
We are NSI approved (NSI-000082/FS/S) for fire and BAFE registered (SP203), and we maintain systems under contract so certification does not lapse.
Do you install solar panels and batteries in Kelso?
Yes. MCS certified via NAPIT (NEP-66400) and RECC registered, using SolarEdge, SIG Energy and DMEGC, with a 25-year panel warranty.
Can you fit an EV charger at a Kelso property?
Yes, as an OZEV approved installer. We check the incoming supply and board first, which is particularly important in older town-centre property.
Which nearby areas do you also cover?
Coldstream, Greenlaw, Jedburgh, Wooler and the wider Scottish Borders and North Northumberland.
