Commercial electrical work, scheduled around your business

Commercial and industrial work makes up the bulk of our workload, and it is the discipline our processes are built around: documented risk assessments, agreed isolation windows, and a squad large enough to hold a programme date.

What the service covers

We deliver complete fit-outs for offices, shops, hotels, pubs, surgeries and community buildings; distribution board and switchgear replacement; small power, data containment and lighting installations; emergency lighting installation and testing; external, car park and signage lighting; planned and reactive maintenance; Electrical Installation Condition Reports and remedial works; and fire alarm, intruder alarm and CCTV systems through our fire and security team.

Owner-operators and managing agents across Berwickshire and North Northumberland, main contractors who need an electrical subcontractor with SSIP accreditation and current RAMS, facilities managers running multiple sites, and landlords of commercial property who need periodic inspection and a contractor who can produce documentation on demand.

When it is needed

Typically ahead of a fit-out or refurbishment, when a lease or insurance renewal requires a satisfactory EICR, when emergency lighting or alarm testing has lapsed, when a building's use or occupancy changes, when you are adding load such as EV charging bays or catering equipment, or when repeated nuisance faults are costing trading hours.

Why professional work matters

In a commercial building the duty holder carries legal responsibility for the safety of the installation under the Electricity at Work Regulations. That responsibility is discharged with evidence: inspection reports, test results, emergency lighting logs and competent-person certification. We are SELECT (17074), ECA (1683735) and SMAS Worksafe SSIP accredited, produce RAMS for virtually all jobs, and carry £10m employers' and £5m public liability cover.

What poor commercial electrical management actually costs

The electrical bill is almost never the expensive part of a commercial failure. The closed doors are.

  • Unplanned outages close you

    A failed board, a tripped supply or a burnt-out termination during trading hours stops sales, spoils stock and sends staff home. Planned maintenance is scheduled at 6am; failures are not.

  • Lapsed compliance surfaces at renewal

    Insurers, licensing authorities and landlords ask for a satisfactory EICR, emergency lighting records and fire alarm servicing. Missing documents delay renewals and, in the worst case, affect cover after an incident.

  • Deferred remedials get more expensive

    A C2 code cleared this quarter is a small works order. Left for two years while the installation degrades further, it becomes a board replacement with an out-of-hours isolation and a temporary supply.

  • Cheap fit-outs cost twice

    Undersized submains, no spare ways in the board and no containment capacity mean the next change, a coffee machine, a server, a charging bay, needs a new supply rather than a new circuit.

  • The wrong contractor on site

    Principal contractors increasingly refuse access without SSIP accreditation, current RAMS and insurance certificates. Turning up without them costs a day, and sometimes the contract.

    Step 1: Site survey and scope

    We walk the site with you, establish existing capacity, spare ways and containment, and agree access, isolation windows and out-of-hours requirements up front.

    Step 2: Design, RAMS and fixed-price quote

    You receive a written schedule of works, a fixed price and Risk Assessment Method Statements. Free quotes supplied.

  3. 03

    Step 3: Installation and programme delivery

    Work is sequenced around your trading pattern, including early starts, evenings and shutdown periods. Our own directly employed electricians deliver it, with regular sub-contract support when a programme demands it.

  4. 04

    Step 4: Testing, verification and commissioning

    Full inspection and testing of everything installed, emergency lighting commissioning where applicable, and alarm interfaces proven before handover.

  5. 05

    Step 5: Certification, O&M and ongoing maintenance

    Certificates, test results and circuit schedules issued for your compliance file, with the option of a maintenance contract for fire, security and CCTV so nothing lapses again.

Commercial scope, systems and standards

Commercial installations are judged on resilience, documentation and the ability to change without rebuilding.

Fit-outs and refurbishments

Complete first and second fix for offices, retail units, hospitality venues and clinical spaces: distribution boards with spare capacity, small power layouts matched to actual desk and equipment positions, data containment, lighting design with appropriate lux levels and controls, and emergency lighting to suit escape routes. Coordinated with joinery, ceilings and mechanical trades so second fix is not a rework.

Distribution, submains and switchgear

Three-phase panel boards, submains to local distribution, load balancing across phases, surge protection where sensitive equipment justifies it, and correct discrimination so a single fault does not de-energise a floor. Replacements are planned with temporary supplies and out-of-hours changeovers where continuity matters.

Emergency lighting and life safety

Design, installation, commissioning and periodic testing of emergency lighting, plus fire alarm and detection systems installed and maintained through our NSI approved for fire and BAFE registered (SP203) fire and security team. Interfaces between alarm, door release, ventilation and shutdown systems are proven at commissioning, not assumed.

EICRs, remedials and planned maintenance

Periodic inspection at intervals appropriate to the premises, with a priced remedial schedule attached to the report. Planned maintenance covers thermal checks on boards, emergency lighting tests, alarm servicing and repair of the small faults that otherwise accumulate into a failed inspection.

Energy work on commercial premises

Commercial solar PV and battery storage, workplace EV charging bays, LED relamping schemes, power factor correction and voltage optimisation: all delivered by the same contractor that holds your electrical documentation, so nothing is installed against an unverified supply capacity.

Commercial versus domestic differences

Beyond the obvious scale, commercial work brings duty-holder obligations, CDM coordination, permits to work, principal contractor requirements, documented periodic inspection intervals and emergency systems that domestic properties do not have. Practically, that means more planning and paperwork before anyone lifts a tool, which is exactly why the work runs to time on site.

Commercial Electrical Services: your questions answered

How much does commercial electrical work cost?

It is scoped and priced per project. We survey, issue a written schedule of works and quote a fixed price for the great majority of commercial jobs, so budget approval is based on a firm figure rather than an estimate.

How long does a commercial quote take?

Free quotes supplied. Larger installations requiring design typically take one to two weeks to price properly.

Can you work outside our trading hours?

Yes. Early starts, evening work, weekends and shutdown periods are all normal for us and are agreed at survey stage. Out-of-hours call-out is charged at approximately 1.5 times the standard hourly rate.

Do you provide RAMS and SSIP accreditation?

Yes. We produce Risk Assessment Method Statements for virtually all jobs and hold SMAS Worksafe SSIP accreditation, alongside SELECT (17074) and ECA (1683735) approval.

What insurance do you carry?

£10m employers' liability and £5m public liability. Certificates are provided for your compliance file on request.

How often should a commercial EICR be carried out?

Intervals depend on the premises type, use and environment, and the report itself recommends the next inspection date. We set that out clearly rather than leaving you to interpret it, and we can hold the schedule under a maintenance arrangement.

Do you offer maintenance contracts?

Yes: maintenance contracts for fire alarms, intruder alarms and CCTV, and planned electrical maintenance for the wider installation. This is the most reliable way to keep certification current.

What guarantees apply to commercial installations?

Equipment and manufacturer warranties are confirmed at quotation. There is no formal written workmanship guarantee, but we always return to put right anything we have done incorrectly.

Which areas do you cover for commercial work?

The Scottish Borders and North Northumberland, including Coldstream, Duns, Kelso, Eyemouth, Chirnside, Greenlaw, Jedburgh, Berwick-upon-Tweed and Wooler.

How are commercial jobs invoiced?
