The cost of leaving it ## Why household electrics should not be left to see how they go Most domestic call-outs we attend were avoidable twelve months earlier, and cheaper then. - ### Old boards give you no protection A rewireable fuse board or an early consumer unit without RCD protection does not disconnect fast enough to protect a person. Everything downstream of it, including circuits added since, inherits that weakness. - ### Overloaded circuits fail at the terminations Kitchens and home offices routinely draw far more than the circuits were designed for in the 1970s and 80s. Heat builds at the connections, insulation degrades, and the first visible symptom is discolouration around a socket. - ### DIY and part-P shortcuts Extending a ring final circuit, wiring an outbuilding in flex, burying junction boxes in walls and fitting outdoor sockets without suitable protection are the four we find most often. Each one is invisible until an EICR or a fault exposes it, usually mid-sale. - ### Failed EICRs stall sales and tenancies C1 and C2 codes have to be cleared. Discovering them a fortnight before completion or a tenancy start turns a planned job into an emergency job, with the price and disruption that implies. - ### Damp, outbuildings and gardens Borders properties often have supplies running to sheds, garages, stables and garden lighting installed piecemeal over decades. Buried unarmoured cable and unprotected external accessories are a genuine shock risk, particularly around children and livestock. Prices depend on scope, access and making good, so we survey first and quote in writing. Most domestic work is priced as a fixed sum; smaller jobs sometimes run on time and materials where that costs you less. Quotes are free and carry no obligation. ### How soon can you come out? Landlords are routinely required to evidence the safety of the installation, and buyers' surveys frequently ask for one. Even where it is not demanded, an EICR before you market a property stops the electrics becoming a late negotiating point. ### Is there a guarantee? Equipment warranties follow the manufacturer and are confirmed at quotation.
